Important for Bali: Leasehold (sewa) does not trigger BPHTB. Only transfers of ownership rights (Hak Milik, HGB, Hak Pakai) incur BPHTB. This is one reason why leasehold structures remain popular for foreign investment -- they avoid both BPHTB and some of the complexity of title registration.

Some buyers and sellers agree to report a lower price to reduce BPHTB. This is illegal tax evasion. The Bapenda cross-references with NJOP and market data. If the declared price is suspiciously low, they will reject the SSPD or use NJOP as the minimum NPOP.
BPHTB of 5% is a significant cost. On a IDR 10 billion property, that is IDR 500 million. Budget for it from the start of your property search.
BPHTB must be paid before the AJB is signed. Delays in BPHTB payment delay the entire transaction. If you are financing the purchase, ensure BPHTB funds are available separately from the property price.
Before making an offer on a property, check the current NJOP. If NJOP is higher than your negotiated price (rare in prime Bali, but possible in less developed areas), your BPHTB will be based on the NJOP, not your purchase price.
NPOPTKP and validation procedures vary between regencies. What works in Badung may differ in Gianyar or Tabanan. Always confirm local rules with your PPAT or tax advisor.
